Illegal Housing Societies in Karachi (Full List) October 2026 Update

Illegal Housing Societies In Karachi Full List October 2026 Update

Before booking a plot, office, or shop in Karachi, verify that the project has required approvals as ‘too good to see’ payment plans, or busy sales office does not prove that a development is legally cleared for sale, especially when alot of people are facing challenges after making initial payments.

For Karachi residents considering property purchase, Sindh Building Control Authority’s NOC for Sale and Advertisement is basic document to check. Buyers should also verify land ownership, the approved layout and other permissions relevant to the property.

Sindh Building Control Authority (SBCA) regulates building activity and issues permissions within its jurisdiction. Its sale and advertisement NOC authorizes the marketing and sale of units covered by that permission. However, buyers should examine the full set of documents. Land ownership, layout approval, building-plan approval and permission to advertise or sell serve different purposes.

Document required
Sale, Advertisement NOC
Land ownership documents
Approved layout plan
Approved building plan
Relevant utility permissions

Check Housing Project Status Before Booking

1. Search the official SBCA website

Visit https://sbca.gos.pk/ and look for Public Sale Projects, public notices and Illegal Societies.

Check both approval records and subsequent warnings. An older approval document may not reflect a later suspension, withdrawal or change.

2. Ask the developer for the actual NOC

Request a readable copy showing the approval number, issue date, project name, location and developer’s details.

“Approval applied for” or “NOC under process” does not establish that permission has been granted.

3. Match the documents to the property

Confirm that the paperwork relates to the exact project, phase, plot and unit being offered. Similar project names can cause confusion, while permission for one development should not be assumed to cover another.

4. Check land and layout records separately

Identify the relevant land-owning or development authority and verify the title and layout through its records. Depending on the location, this may involve KDA, MDA or another competent authority.

5. Seek written clarification where necessary

If the developer’s documents conflict with an official notice or online records are incomplete, contact SBCA before making a payment.

The authority’s office is at Civic Centre, Gulshan-e-Iqbal, Karachi. Confirm current telephone numbers through its website. Its Smart Complaint Redressal Mechanism (SCRM) may also be used for inquiries or complaints.

Bahria Town Karachi Buyers Should Check Updates

Withdrawal of Bahria Town Karachi’s provisional sale and advertisement NOC in September 2025 raised concerns. Anyone considering a purchase should obtain current confirmation from SBCA and review the legal position of the specific property. Historical reporting and a project’s wider legal proceedings do not, by themselves, settle the status of an individual transaction.

SBCA’s Dangerous Buildings list concerns unsafe structures. It is separate from records of projects lacking sale or advertisement approval. For an existing building, buyers should consider both its approval history and its physical condition. Regulatory paperwork alone does not establish structural safety.
