SWAT – Serena Hotel Swat, a landmark of Swat’s tourism and history is shutting its doors. The Hotel that hosted dignitaries and tourists alike for over four decades, will officially close starting January 1, 2026.
Serena Hotels Pakistan announced that after more than 40 years of service, the historic hotel in Saidu Sharif will no longer operate. In an official statement, the management expressed gratitude to everyone who supported Serena’s mission to promote tourism, saying,
The closure of this hotel marks end of an era for hotel that was not just a place to stay, but centerpiece of Swat’s cultural and natural heritage. Surrounded by lush greenery, towering trees, and stunning architecture, the hotel has long captivated visitors from around the world.
The historical heart of the hotel, Wazir House, was built in 1936 as the office of Wazir (minister) of the former State of Swat. It later became official government guesthouse before being transformed into Swat Hotel, a property so prestigious that Queen Elizabeth II and the Duke of Edinburgh once stayed there.
In 1961, a new hotel block was constructed on over 44 kanals of land, and in 2014, Wazir House was fully integrated into the hotel complex. The building continued to serve tourists until 1985, when Serena Hotels took over the property on a 30-year lease, which lasted until 2015 and was later extended.
DG Tourism for KP, the lease has now expired, and Serena management does not wish to renew it.
“The hotel’s current market rent would be around 40–50 million per month, but Serena wanted to continue under the old lease terms. The government has won all related court cases. The lease ending is the only reason for closure, and a new tender will soon be issued,” he explained.
Originally, the hotel had been leased in 1985 for 600,000 per month. Today, the sprawling 46-kanal property is estimated to generate 84–85 crore annually, making it a major revenue source for the government.
Serena Hotel Swat was more than just accommodation, it was symbol of the valley’s beauty, heritage, and tourism potential. Its serene location in Saidu Sharif, historical architecture, and sprawling gardens made it a must-visit destination for travelers from Pakistan and beyond.
While the Swat chapter of Serena may be closing, the legacy of this historic hotel will continue to live in the memories of those who visited it, and the hotel remains a testament to the valley’s rich history and natural splendor.
